I used this company back in around 2006-8, three different projects, interior work. Very professional, quality work and very clean. Never disappointed. What really stood out was the professionalism of this company, especially Ryan. Several years after the work was done, I needed to paint a large spot on my wall that was previously painted by Ryan's company. I couldn't find the paint color that was used. I contacted Ryan for the information, within less than an hour he sent me via email the exact paint used and it's color formula. Again, Ryan is the ultimate professional and provides the best customer service I've ever experienced. I used to do construction with my father as a teenager, I know quality work and I know and see when details are addressed in this companies workmanship. In a perfect world, we’d close all of our business deals with a firm handshake. But reality is, you always need to have a written contract with your commercial painting contractor. Be sure that you understand the contract terms before signing. And make sure that everyone is in agreement before the job begins to avoid any confusion or disputes down the line.
Painting contractors must also carry out administrative and marketing duties. They prepare final accounts for customers based on the original estimates and any additional work. They analyze the cost of the job compared with the estimate to calculate their profit. They market their business through activities such as setting up websites, asking customers for references or contacting property maintenance companies with details of their services.
The walls must be properly cleaned prior to applying primer or paint. This involves using a mixture of soap and water. Nail holes, chips, cracks or other small imperfections should be filled in and evened with plaster and allowed to dry before the entire surface is lightly sanded down and wiped again. Once the wall is clean and dry, you should apply painter’s tape over surfaces you do not want painted. Be sure not to overlook ceiling corners and edges, baseboards and trims and moldings.
Here is where this affects you as a consumer. You select a painter with a contract that says 2 coats, $500 down. You give the company the deposit and pick your colors a couple of days before the project starts. The painter goes to the store with your colors and figures out they are deep base. He (or she) not only needs to charge you more for the paint, but he also needs to charge you for a dark gray primer coat. Ninety nine percent of the time that primer coat is going to be really, really expensive since you already gave a deposit.
You've got me very afraid now, I've been taken in a couple of times since I moved here. They take advantage of me because I am a single woman, not exaggerating! From gardeners to inside work. Wouldn't have house painted but I know my HOA will be after me soon, garage door is peeling and stucco needs repair. Got the $1500.00 deal, but paying more for extra work they say I need.
Once work begins, hold brief daily meetings to discuss the job and schedule and quash any misunderstandings. If there are surprises, seek middle ground. No contract can anticipate every possibility. Materials may be unavailable. Large chunks of rotten siding may crumble along with the old paint. Exterior jobs may be stopped cold by a week of steady rain. But know that you'll pay extra if you change your mind about a color after the trim is already painted or otherwise add tasks to the project.
I was a painting contractor for many years and never asked for a deposit upfront. A good contractor should have great credit with his suppliers and an even better contract if the deal should go south before the job is done. Get to know your customer and explain how each paint covers so they understand fully before you have to apply 3 or 4 coats. If you didn't bid your job right and the client has already signed the contract then that is on you not the client. Yes I haven had to eat the difference but the client was happy and a return customer for years so I made up for it.
