On its last day, I was listening to see how they would handle it. They brought in personalities who were friends of the station for interviews, played some popular pieces, and were set to sign off at the appointed and anointed 10 p.m. They put on a recording of Beethoven’s 9th, which for many people still holds its place as the finest piece of Western music ever composed. I am so confused how this place got so many great reviews. They must not have had the same painter we had. Our townhouse we were selling was completely empty and ready for fresh paint (no obstacles, should have been a fairly easy job). When we checked out their work the next day we found multiple, I mean MULTIPLE, paint splatters all over the place. On the hardwood floors (had to be at least 10 paint splatters on the ground), paint on the fireplace, clumps of paint on the wall. There were several areas that needed a paint touch up that weren't. It seemed like the whole job was done by a kid. We called them and asked if they could come back and basically finish their job. We told them we will mark all the paint splatters and areas missed with blue paint tape, so when they came back they would know exactly where to look. We marked probably about 20 areas that needed attention. Sounds flawless right? Well, they came back and fixed about half of what we marked with blue tape. They did not come back a 3rd time. We didn't have time to waste we had carpet installation coming, staging appointments, etc. They said they will address the situation if a problem came up with selling it. Well, the staging of the townhouse hid the mess nicely with carpets, so now that the townhouse is sold and has new owners, I guess it's not our problem anymore...I feel bad tho. Oh, and they charge an extra 3% if you want to pay with a credit card. Was going to give them 2 stars because of their fairly low price.. but decided not to since they didn't even offer a discount or partial refund for the mess they made. Very least they could've waived the 3% credit card fee.
Even an old lamp with a bare bulb held close to a wall will make minor cracks, bumps or nail pops jump out. Carmen Toto, owner of C. Toto & Sons in Madison, New Jersey, uses painter's putty or a lightweight spackle for minor cracks and dents; he uses plaster of Paris for dents deeper than 1/8 inch. Instead of the standard tape-and-spackle method for bridging over recurring stress cracks, Maceyunas uses a rubberized spray-on primer called Good-Bye Crack. Damaged wood requires a slightly different approach. "Don't use spackle on wood," says Toto, "because it just won't stick." For damaged trim, he uses painter's putty or a two-part wood filler, such as Minwax's High Performance Filler. Smooth any repairs, bumps, and nibs with a drywall pole sander. My husband has been a professional painter over 30 years. He prides himself in his high level of work ethic and customer satisfaction. He stays up to date on techniques and finishes. He gives Very detail and accurate appraisals with contracts. At an alarming rate, as he starts to finish the last day or the day before, the client starts nit picking and being disrespectful towards his work when every day prior to that, they were very pleased, as he request ongoing satisfaction throughout the job. Then they don't to want pay remaining balance, bicker about final cost, or stop payment. He has a crew he has to pay whether the customer does or doesn't honor the contract as well as our own household expenses. Wasted time ,labor, money and effort lost. Now how do we fix this? Remind yourself and clients that a contract is based on honor.
I used to work at Sherwin Williams. The best thing to do is specify that you will purchase your own paint. If the painter objects strenuously, he was plaanning on making money in the ways this article outlines. The quality of materials used on your project will impact how it looks and how long it lasts. There is a huge difference in quality among coatings like paints and stains. There are also many specialized coatings that should be used for specific applications. Differences in the costs of a $9 gallon of paint versus a $50 gallon of paint represent real differences in the ingredients, with higher-priced paint having more expensive ingredients that look better and last longer, such as resins, binders and even titanium.
As a painting contractor I find that most contractors charge between $20 an hour and $45 an hour plus paint and materials pending overhead here in Pennsylvania i figure $30 an hour is a safe bet. figure a good painter should be able to prep a 12 x 12 to a 12 x 15 room, caulk, apply 1 or 2 coats to the ceiling 2 coats on the walls and 1 coat on all baseboards, trim, doors and crown moulding in an 8 to 9 hour day. This is with minimal or minor spackling repairs like nail holes and nail pops, not cracks and peeling tape. Thats extra paint is usually  $30 to $70 a gallon pending quality. A room this size will need 1 gallon for the ceiling 2 for the walls and maybe 1 gallon for the trim, doors ext... the square foot price is $1.50 - $3.00 as far as asking for money up front I never ask. If the home owner buys the paint there is no need for money and if your buying the paint and your an established contractor you have an account with your supplier's.  any ways that's my input and guidelines

So why not just paint your own home. I'm not a painter, so my wife and I take our time, buying the paint and supplies, and doing our own painting. Yes, we need to tape, and it's not perfect, but we get the satisfaction of seeing our completed work. Get the supplies, sliders for your furniture, and patience and go for it. That way YOU have control over the entire project.
The cost to paint an average size room (10X12) ranges from $380-$790, not including ceilings, trim or cost of the paint. DIY, this can cost between $200-$300. When estimating the cost, painters will start with how much paint will be required to complete the job. To know this, they first need to know the size of the area to be covered. The easiest way to calculate the size of the paintable area is to add together the length of the wall and multiply it by the width of the room from floor to ceiling. The resulting amount is the room's square footage. This total is a starting point, as it is not all paintable surface. Ours was a big job. We chose to work with three colors, one of which Sang and his partner painstakingly applied to all our window trim and grids. But before the colors came the preparation. The detail and precision of their work can not be understated. Even the taping of plastic was performed with purpose, each edge a clean line. Sang inspected all phases (patching, sanding, and power washing) with great attention and after three days of intensive work, it was time for primer and paint. Sang is knowledgeable and gave us great advice on how to best use our colors. Again, he payed close attention to detail, making sure that our house looked beautiful. We are extremely pleased!

Back to the article. You can add water to all latex based paints / thinner to oil based paint. The tinting base has absolutely nothing to do with it. Say you are working outside and throughout the day you have to add a little water to keep the same consistency. If somebody really tried to add 20% to 50% water they no longer would be painting they'd be performing a whitewash or pickle finish.
I turn away any job when the client refuses to pay anything up front. It sends a red flag. I also charge a scheduling fee which is non-refundable. I get 33 percent when I show up and begin work. Another percentage halfway through, and the balance upon completion after client is satisfied. There needs to be skin in the game for both parties as a measure of good faith. If you are dealing with a reputable company (did your due diligence, right?) why wouldn't you want to pay something as work progresses? We do this not only because we love to paint but we require cash flow to stay in business. There is not always 'money in the bank' as you suggest. It's tough these days. The suggestion buy 'Kim' 'Never pay a contractor a deposit' is nonsensical.

• One room or the whole house? Applying one coat in one room is a reasonable DIY Saturday project (especially if you have help and beer). Multiply the time spent moving furniture, prepping walls and sanding old trim by the number of rooms in the house, and you might want to hire real help. It's the same outside. You can probably tackle one shady garage wall that needs a little scraping and sanding plus a coat of paint, but covering all surfaces of the house is usually best left to a pro.

Painters often tint primer close to the color of the top coat, but Wallis thinks that's a recipe for "holidays," or missed spots. Instead, he tints his primer a contrasting color. "If I can see the color coming through, I know I need to apply more paint," he says. On the cottage shown in this story, he chose a gray-blue primer to go under a peach top coat.
As you walk through your lighted rooms (preferably day light) see if the new coat has light spots showing the precious paint. This is call "bleeding through". This means that there's only one coat of paint or the paint was diluted or the trasition of colors were from light to dark (or the other way around) and primer was not use or the painter is inexperienced.
I disagree with your criteria to hire a painter. A prompt returned call is nice but does not indicate the quality or fairness of the painter. As far as a written estimate, that should be more of a qualifier for the bid versus an evaluation criterion. I'm not sure one would have favorable results by hiring a painter on this basis. As far as the bidding process, change orders should ONLY be used if the customer requests additional scope (PMP 101). Angie's list should consider asking reviewers if/how much they were told to pay compared with the estimate. Unfortunately, there are a lot of contractors that are unethical and need to be accountable.

When the primer is dry, caulk all small joints (less than ¼-inch-wide) in the siding and trim. Most pros use siliconized acrylics—paint won't stick to straight silicones—but Guertin and O'Neil like the new, more expensive urethane acrylics for their greater flexibility and longevity. O'Neil stresses that it's shortsighted to skimp on caulk. "If the joint fails, you're back to square one." Guertin uses the lifetime rating as his quality guide. "I don't expect 35-year caulk will last 35 years, but it should last longer than a 15-year caulk."
Lap marks are those ugly stripes caused by uneven layers of paint buildup. They occur when you roll over paint that’s already partly dry. (In warm, dry conditions, latex paint can begin to stiffen in less than a minute!) The key to avoiding lap marks  when doing DIY wall painting is to maintain a “wet edge,” so each stroke of your roller overlaps the previous stroke before the paint can begin to dry.
