Interiors without flooring can be factored the same way. When you start having to do multiple colors, cut ins, masking, room isolation...etc. the price jumps considerably. I always start with a base of $0.85 a sq foot and figure it out from there. the season plays a major role too. paint and materials are charged separatly and are typically marked up at a minimum of 15%. I always tell clients this. that way they pick the paint out they want and what quality they want as well. Anyways...thats your base. 1250 sq foot home @ .0.95 a ft = $1,187.50 (one color). Pressure washing, Add another $45-$55 per hour. a 1250 sq ft home is not going to take longer than 2-3 hours if its a single story.
When painting the trim, you don’t have to be neat. Just concentrate on getting a smooth finish on the wood. Don’t worry if the trim paint gets onto the walls. You’ll cover it later when painting the walls. Once the trim is completely painted and dry (at least 24 hours), tape it off (using an “easy release” painter’s tape), then paint the ceiling, then the walls.
I was a painting contractor for many years and never asked for a deposit upfront. A good contractor should have great credit with his suppliers and an even better contract if the deal should go south before the job is done. Get to know your customer and explain how each paint covers so they understand fully before you have to apply 3 or 4 coats. If you didn't bid your job right and the client has already signed the contract then that is on you not the client. Yes I haven had to eat the difference but the client was happy and a return customer for years so I made up for it.

I turn away any job when the client refuses to pay anything up front. It sends a red flag. I also charge a scheduling fee which is non-refundable. I get 33 percent when I show up and begin work. Another percentage halfway through, and the balance upon completion after client is satisfied. There needs to be skin in the game for both parties as a measure of good faith. If you are dealing with a reputable company (did your due diligence, right?) why wouldn't you want to pay something as work progresses? We do this not only because we love to paint but we require cash flow to stay in business. There is not always 'money in the bank' as you suggest. It's tough these days. The suggestion buy 'Kim' 'Never pay a contractor a deposit' is nonsensical.
Customer Service/Scheduling: I ended up being admitted to the hospital about a week or so after we decided to go with Excel, with pregnancy related complications. When they reached out to me as a reminder for the deposit, I explained my situation, and asked for a little more time to see if we could even proceed. Without hesitation, they said this was not an issue. This company cares about the people they are working with, not filling up every single day with a job. We also went back and forth. At first we cancelled, and then we asked for the dates back, and they were so accommodating.
I did go with the highest bidder and it did not matter. They did a shoddy job and threatened to take me to court when I pointed out mistakes that they made based on their work standards stated on the quote. I have not paid them yet, just filed a complaint with the BBB. No money down asked, no contract signed. The boss stated I have to high of expectations just because I live in a 121 year old house!

Thorough preparation is essential to ensure a good finish. Contractors might have to fill cracks or holes and remove old paint if it is badly worn, peeling or flaking. They remove all paint and apply a suitable primer to the bare surface. If the existing paint is in reasonable condition, they clean it and rub it with abrasive material to provide a key for the new paint. First of all, let me say that work done merits a 4 star review. The bid was middle of the road compared to others we received and we choose Excel based on their great reviews and the experience with Ryan during the bidding process. The painting crew also did a good job and we have no problem with their work. However, David, who works in Excel's office, really left a bad taste in our mouth for the whole project. We didn't love the color our house ended up being - a color match that Excel performed for us - and expressed as such. David was a nightmare to work with once we mentioned we had a problem. He had terribe customer service skills and repeatedly made us feel like it was our fault and that we were stupid. Painting our house was a big commitment and investment in our eyes, and he was not the least bit helpful in trying to get us to an end product we would be happy with. In fact, he succeeded in making us even more unhappy to the point that we gave up on even having Excel repaint to get us to a color we'd be happy with. A very disappointing experience.
Small random-orbit or pad sanders make this job go faster. (Wallis first covers these boundaries with Synkoloid patching compound so no edge is visible after sanding.) As shown, you want to make sure that there is a feathered, smooth transition from exposed wood to old paint. Can't speak highly enough of the service we received from James and his team. I did my due diligence and met with 3 painters. If I'd have met with James first, I might have skipped the other meetings. He talked me out of some extra work that wouldn't have come out the way i'd envisioned and showed me a packet full of successful projects, happy clients that dated back to the 1970s.
I am so confused how this place got so many great reviews. They must not have had the same painter we had. Our townhouse we were selling was completely empty and ready for fresh paint (no obstacles, should have been a fairly easy job). When we checked out their work the next day we found multiple, I mean MULTIPLE, paint splatters all over the place. On the hardwood floors (had to be at least 10 paint splatters on the ground), paint on the fireplace, clumps of paint on the wall. There were several areas that needed a paint touch up that weren't. It seemed like the whole job was done by a kid. We called them and asked if they could come back and basically finish their job. We told them we will mark all the paint splatters and areas missed with blue paint tape, so when they came back they would know exactly where to look. We marked probably about 20 areas that needed attention. Sounds flawless right? Well, they came back and fixed about half of what we marked with blue tape. They did not come back a 3rd time. We didn't have time to waste we had carpet installation coming, staging appointments, etc. They said they will address the situation if a problem came up with selling it. Well, the staging of the townhouse hid the mess nicely with carpets, so now that the townhouse is sold and has new owners, I guess it's not our problem anymore...I feel bad tho. Oh, and they charge an extra 3% if you want to pay with a credit card. Was going to give them 2 stars because of their fairly low price.. but decided not to since they didn't even offer a discount or partial refund for the mess they made. Very least they could've waived the 3% credit card fee.
Deciding which paint to use has gotten much easier now that acrylic latexes have pushed oil-based paints almost to extinction. The acrylics offer superior performance (they don't harden with age, the way oils do, so they move and breathe without blistering), they don't mildew as readily, and they emit fewer VOCs, so they comply with new air-quality regulations. They also work over both oil- and water-based primers.
